What does Windsor pay toward drip?
$1 a square foot of lawn removed, up to $1,500.

- Nothing starts before a pre-approval inspection.
- The lawn must still be there, alive or dead. Work finishes within 120 days of approval.
- Both are paid as water-bill credits.
And a smarter controller? $30 off a Rachio 3, then a $100 bill credit, for the Town’s residential water customers.
What goes around the house once the lawn is out? Gravel or stone within 5 feet of the house, the Town’s firesafe zone, and wood-chip mulch beyond it.
The order of work
The order of work decides the rebate, so the inspection goes on the calendar before a single head comes out. Our part of a conversion is the irrigation: capping or converting the spray zones, the regulator and filter on each drip valve, and the drip run to the new plants. The bed materials are the homeowner’s choice within the Town’s terms.

What can landscape lighting look like under Windsor’s code?
Warm, shielded and mostly off by 11 pm.
Windsor’s lighting code covers new outdoor fixtures: warm-white LED, fully shielded so a neighbor never sees the bare source, aimed down, and off by 11 pm. Entrances, paths and driveways are exempt. Almost no light may cross onto a neighbor’s property.
Whether the code reaches older low-voltage garden lights is Windsor Planning’s call, settled before a design is drawn.

Windsor flags your leaks. We find them.
The Town’s WaterSmart portal sends customers leak alerts. When one lands, irrigation is the usual suspect: a valve that never fully closes, a cracked line under the lawn, a fitting at the manifold that has wept for a season.
We find the leak first, then replace the valve if the valve is the cause, with Rain Bird valves and sealed wire connections, and run the zone again before we leave.
