Downtown Cotati is a hexagon, drawn in the 1890s: six streets around a six-sided plaza, and a California Historical Landmark. A lot off a six-sided plaza is rarely a rectangle, so heads there are set to the lot, arc by arc, with rotary nozzles on the lawn and drip along the narrow edges.

Most of the town is much younger than the plaza, but its sprinklers are older than they look. Plenty still run on the valves and wire they went in with in the 1980s.

Right now, repairs are what we schedule first. Every zone gets run and checked, hidden leaks traced, valves that stick or weep replaced with Rain Bird valves and sealed wire connections. When the zone test says the old one isn’t worth saving, or you want drip, we install the new system too.

Lighting works the same way: dead fixtures, transformer faults and LED upgrades on what’s already in the ground, then a walk of the property and a written plan before any new low-voltage system goes in.
